Firstly it would have been easier if they had mentioned that the entrance it's on Via Giuseppe Giusti but it was not that hard to find it. Once I checked in, the process was straightforward, but I didn't see the receptionist again throughout my stay. The furnishings in the room were a bit fussy, but this is a matter of taste. However, the bed was old but comfortable, which was a relief. The room was clean, but it was outdated, which may not be to everyone's liking. Additionally, the heating system was noisy, so I couldn't use it during the night. Nonetheless, it was helpful that I could control it in my own room and made the room warm pretty fast. The bathroom was more modern than the room, but there was a strong smell, which was unpleasant, and the shower had spots of mold. This was the only thing that really bothered me during my stay. However, I generally only need a clean bathroom and a comfortable bed for a short stay, so it wasn't a significant issue. The location of the villa was convenient as it was close to the tram, which took me to Venice. Some people in other reviews have complained about the accommodation, but they haven't mentioned the good price for the location, which I found to be a positive. Overall, this accommodation may be suitable for budget-conscious travelers who prioritize location over amenities. When the sun had just set and the street lights were still on, I shivered and pushed the box to the hotel, and saw a villa surrounded by trees. There were no lights or people around, and the cold wind blew through me for a while and I was afraid. Then I found out it was the back of the hotel! When we arrived at the entrance of the hotel, the people who checked in came quickly. As soon as I came in, I was fainted by the heating in the cozy room, so happy. It's completely different from the feeling when I first arrived... The facilities in the room are a little old, but they are very spacious and very warm. Perfect for the price. There are several stations within a 6-minute walk nearby, so it is very convenient to go to the island.

Perfect location, 5-min walk to bus and tram stops from which you can get to Piazzale Roma in 20 min. The house was perfectly quiet during our stay. We had a room next to the hotel door, nonetheless, we heard no disturbing sounds both from the other guests and from the street. The furnishing and equipment are a bit old, but the room was cleaned properly; bedsheets and towels were fresh (I think towels were changed every day). The neighborhood is very peaceful, a short distance to Mestre center with some restaurants, and a 10-min walk to the well-stocked supermarket.
